<p>The second secret is also very important—it is the power of consistently making a lot of quality offers. In order to become a successful real estate investor, it is absolutely necessary to place many offers that, if accepted, will result in great deals. <p>On the flip side, this is a great business. The benefits of getting your feet planted squarely on the ground will allow you to live a lifestyle others only dream of. The trick is getting started on the right path. So, what is the right path? Well, in my opinion, you should learn how to generate cash first!</p>
<p><center><strong>Real Estate Is Like a Three Legged Stool</strong></center><br />
There are three ways to profit from investing in real estate. You can use real estate to generate cash, cash flow, or equity (wealth building). Cash is money in your hand today; cash flow is money over time; and equity is the pot of gold at the end of the rainbow. It’s future potential.</p>
<p>Which of these is the most valuable? It really depends on where you are with your investment program, doesn&#8217;t it? If you are just starting out, there isn&#8217;t any doubt in my mind that cash is the most important. Cash gives you options. You can improve your lifestyle, build your savings, accelerate your investment program, give to your favorite charity, go on vacations, and the list goes on and on. In fact, if you have been going after cash flow for a while, a shot of cash would probably feel good right about now!</p>
<p><center><strong>The Mistake Most of Us Make</strong></center><br />
Truth be known, most of us make the same mistakes. When it comes to real estate investing, we buy a course and go out and start accumulating properties. We think we can garner a healthy cash flow while building equity for the future. We rock along until one day we wake up and realize we&#8217;re always broke. Sure, if we can just make it to the end of the rainbow, we&#8217;ll get our pot of gold. Or will we? What if something happens along the way? We go broke, or we stub our toe, or we die, or we go crazy (a very real possibility if it hasn&#8217;t already happened!). A lot of things can happen along the way.</p>
<p><center><strong>A Dirty Little Secret</strong></center><br />
The thing the gurus never tell you is that it’s a hard row to hoe. Single family homes are a great investment vehicle&#8230;but they are a break even proposition at best. Sure you should buy with a positive cash flow. But how much is enough? Very few investors take into consideration all of the real expenses associated with real estate ownership. There’s taxes, maintenance, insurance, management, vacancies, capital improvements, debt service, etc. Cash flow can be allusive. The property will always eat more than you expect.</p>
<p><center><strong>What’s the Answer?</strong></center><br />
Many people think the way to overcome this problem is by over-leveraging their properties. Buy it for $X, borrow $X+ and put the cash in your pocket; the property still has a positive cash flow, and you go on your merry way to do it again and again.</p>
<p>How much sense does that make? Debt is what causes people to go into bankruptcy. When your liabilities are greater than your assets, guess what? You are bankrupt! Broke! Wasted! The “nothing down” crowd has been preaching this investment strategy for years. But look at all of the bankruptcies they leave in there path. The funny thing is that once they get back on their feet, they make the same mistake again. They never figure it out.</p>
<p>Borrowed money is not profit. It’s a liability, plain and simple. Don&#8217;t be fooled into thinking otherwise. If you truly want to experience financial peace, work to eliminate debt in your life. Think about it for a moment. How good would it feel to be debt free? The answer is it feels real good!</p>
<p><center>Generate Cash First</center><br />
Don&#8217;t misunderstand me. The “buy and hold” strategy has it’s place in your program. It’s a great wealth-building program. But it’s just not the place to start. You need to learn how to generate cash first! The easiest way to generate cash with real estate is through “buying and selling”. Plus, there are a whole bunch of other advantages you&#8217;ll gain along the way that will help you accelerate your wealth building program.</p>
<p>There are two ways to accomplish our mission. One is the “buy low/sell high” strategy. Simply put, this is where you go out and buy a property below market and resell it at market prices. The old standby. One of these days, I’m going to have the t-shirts made that say: “When All Of The Other Investment Strategies Fail&#8211;Buy Low and Sell High!”</p>
<p>Buy wholesale, sell retail. It’s been going on since the beginning of time. Rehab projects fall into this scenario, don&#8217;t they? What a great way to produce a healthy cash profit while doing something worthwhile for your community. The other strategy that most people don&#8217;t even know exists, is the “buy low/sell low” strategy.</p>
<p>This is where you find out what other investors (or rehabbers) in your marketplace want to buy, then you go out and get it for them. The profits on these deals are not as great as the retail strategies, but they can be done very fast! For this strategy to be successful, you have to know the market and the players. This isn&#8217;t as hard as you might think. You also need to know how to locate the bargains and tie them up with a Contract to Purchase.</p>
<p>Once you have the property under contract, you can sell your contract to one of the players for cash, sell the property to another player at a simultaneous closing, or sell the property to a Joint Venture Partner for a small profit and stay in for a piece of the bigger profits. Once you learn how to structure your offers and contracts, you&#8217;ll understand why I refer to this process as printing money, legally! These are the skills you need to develop to be successful. Learning these skills is fundamental to your real estate success.</p>
<p><center><strong>Pulling It All Together</strong></center><br />
Learn how to generate cash first! This is a stand alone business all to itself. Then build your cash flow. A well selected property here. A well selected property there. Then concentrate on building wealth. This is a long term program. But remember, you have to stay financially fit to make it to the pot at the end of the rainbow. That’s why learning to generate cash first is so important.</p>

<h2 style="text-align: center;">Seven Ways to Flip a Property</h2>
<p style="text-align: left;">&#8220;Flipping&#8221; is the buzzword of the year in real estate &#8211; flipping books, flipping articles in the newspaper, and even flipping shows on TV! What is flipping, how does it work and how you can profit? Flipping simply means buying a property and reselling it quickly, as opposed to holding on to a property long term as a rental. Flipping comes in several varieties, most of which are legal and profitable, some of which are not.</p>
<p><center><strong>Flip Strategy #1: Buy, Fix and Flip</strong></center></p>
<p style="text-align: left;">Let&#8217;s start with the most common form &#8211; the good, old &#8220;fix &#8216;n flip&#8221;. This process involves buying a property that needs work, fixing it up, then selling on the &#8220;retail&#8221; market, that is, to a person who will live in the property. This method is tried and true, and works very well. You can easily make $15 &#8211; $50k on one deal, depending on your market and how good you are at finding bargains. The danger in fix and flips is either paying too much or underestimating repairs. Be very conservative in your fix-up costs and length of time it may take to resell. Also, make sure you include in your analysis the cost of paying a real estate agent to sell the property.</p>
<p><center><strong>Flip Strategy #2: Buy, Refinance &amp; Lease/Option</strong></center></p>
<p style="text-align: left;">Rather than sell the fixed up property for all cash, sell for terms. Once you have completed the rehab, refinance the property at its new appraised value. If you did the math correctly, you should have little or no money in the deal. Sell the property on a lease with option to buy. The rent payment from your tenant/buyer should cover your mortgage payment (if not, consider an interest-only or adjustable rate loan that is fixed for 3 years). When your tenant exercises his option to purchase, you reap a larger profit, since you don&#8217;t have to pay a broker&#8217;s fee. If the tenant exercises his option after 12 months, you benefit from a lower capital gains tax rate.</p>
<p><center><strong>Flip Strategy #3: Buy &amp; Flip &#8220;As Is&#8221;</strong></center></p>
<p style="text-align: left;">Don&#8217;t like to do fix-up work? Consider selling the property &#8220;as is&#8221; as a light fixer upper. If the local real estate market is hot, you should be able to sell the property in poor condition just a little below market. This is especially the case with houses in &#8220;transitioning&#8221; neighborhoods. Make sure, of course, that you acquire the property sufficiently cheap enough that you can sell it below market quickly and still profit.</p>
<p><center><strong>Flip Strategy #4: Wholesale</strong></center></p>
<p style="text-align: left;">Strategy #1, the fix and flip, is very popular, which means there are a lot of investors looking for rehabs. You can buy the property cheap and sell it for just a few thousand dollars more to another investor without doing any work. You won&#8217;t make nearly as much as the rehabber, but you will realize your profit quickly.</p>
<p><center><strong>Flip Strategy #5: Pre-Construction</strong></center></p>
<p style="text-align: left;">In very hot real estate markets, prices are appreciating as much as 2% per month. If you time things right, you can put a contract on a pre-construction house or condominium, then flip it to someone else when the development is complete. If it takes 12 months for the development to be complete, and the condo price is $500,000, you could make $100,000 or more in one year! Of course, the opposite is also true &#8211; you could end up losing money if the local economy tanks and you end up with a worthless condo that you can&#8217;t sell for more than you paid. Use this approach very carefully.</p>
<p><center><strong>Flip Strategy #6: Scouting</strong></center></p>
<p style="text-align: left;">The Scout is an information gatherer, so not technically a property flipper. He is the &#8220;bird dog&#8221; who finds potential deals and sells the information to other investors. Many people get started as a Scout for other investors because it does not take any cash or prior knowledge to look for distressed properties. The Scout finds a property for sale, gathers the necessary information, and then provides this information to investors for a fee. The fee will vary depending on the price of the property and the profit potential. The Scout can expect to make five hundred to one thousand dollars each time he provides information that leads to a purchase by another investor.</p>
<p><center><strong>Flip Strategy #7: Illegal Flipping</strong></center></p>
<p style="text-align: left;">OK, I am not advocating this approach, because it is illegal. Illegal property-flipping schemes work as follows: unscrupulous investors buy cheap, run-down properties in mostly low-income neighborhoods. They do shoddy renovations to the properties and sell them to unsophisticated buyers at inflated prices. In most cases, the investor, appraiser and mortgage broker conspire by submitting fraudulent loan documents and a bogus appraisal. The end result is a buyer that paid too much for a house and cannot afford the loan. Since many of these loans are federally insured, the government authorities have investigated this practice and arrested many of the parties involved. As a result, the public perceives is flipping to be illegal.</p>
<p>The fact is, &#8220;flipping&#8221; &#8211; as I described in the beginning of this article &#8211; is not illegal. Loan fraud in the process of flipping is what is illegal, so don&#8217;t confuse the two. The other six ways to flip are very legal, very ethical and very profitable!</p>

<p>If your goal is to rehab, from time-to-time you&#8217;ll come across a property you can&#8217;t do because of a lack of finances. Call the investors on your buyers list and make some quick cash selling the property to someone else.</p>
<p><strong>The first step is to run an ad in the paper that says something like:</strong></p>

When investors begin calling, get their information. Take their name, number, fax, and email, and put that information in a database. Then the next time you find another deal, you&#8217;ll have a list of buyers. Run your ads for sixty to ninety days. Even if you sell your property the next day, keep the ads running.</p>
<p>Tell the investors that the property sold; however you are working on another, and ask if you can you call them once the deal is finalized. They will always say, &#8220;yes.&#8221; Our buyers list has close to one thousand names. We have been collecting them for years.</p>
<p>Every time we get a deal under contract, we fax and email our list and boom&#8211;the deal is gone. It&#8217;s awesome! Remember, the faster you find a buyer, the faster you get paid.</p>
